Green Street has partnered with Local Data Company (LDC) – the UK’s most accurate retail location insight company – to provide an in-depth market analysis following the recent acquisition. The U.K. retail sector increasingly appears to have turned the corner with the value destruction witnessed over the past seven years seemingly behind us. The consumer has kept spending despite the bogeyman of inflation and retailer occupational fundamentals – for those that have survived – are in decent shape. Given M-RevPAM re-based c.20% lower in the pandemic years and now retailer sales are well above 2019 levels, it is reasonable to start underwriting rental growth once again. Nevertheless, averages belie the wide dispersion between individual locations. Granular, location specific analysis from LDC – a U.K. retail analytics company recently acquired by Green Street – quantifies categories that are growing, the strength and trajectory of different location types, and critical trends in occupancy and vacancy.
